To assist buyers in the design of their residence, an Architectural Guide has been prepared. It outlines the principles and guidelines to follow in order to ensure overall harmony and preserve the unique character of the area. All relevant documentation is available on this page.<\/p>\n\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" data-src=\"https:\/\/www.senneville.ca\/wp-content\/uploads\/2025\/10\/Developpement-residentiel-1.jpg\" alt=\"\" class=\"wp-image-17597 lazyload\" src=\"data:image\/svg+xml;base64,PHN2ZyB3aWR0aD0iMSIgaGVpZ2h0PSIxIiB4bWxucz0iaHR0cDovL3d3dy53My5vcmcvMjAwMC9zdmciPjwvc3ZnPg==\" style=\"--smush-placeholder-width: 21600px; --smush-placeholder-aspect-ratio: 21600\/10800;\" \/><\/figure>\n\n\n\n<h1 class=\"wp-block-heading\"><strong><em>Senneville-sur-le-Parc<\/em><\/strong><\/h1>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The development of the <strong><em>Senneville-sur-le-Parc<\/em><\/strong> area was launched in 2016.<\/li>\n\n\n\n<li>It is one of the few areas on the Island of Montreal where the construction of detached single-family homes is permitted.<\/li>\n\n\n\n<li>The minimum tree conservation ratio is set at 60%.<\/li>\n<\/ul>\n\n\n\n<h1 class=\"wp-block-heading\"><em>Bois\u00e9 Pearson<\/em><\/h1>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The first construction in the <strong><em>Bois\u00e9 Pearson<\/em><\/strong> development will begin in the fall of 2025.<\/li>\n\n\n\n<li>It is one of the last single-family home projects on the Island of Montreal.<\/li>\n\n\n\n<li>The project is located in a wooded area, at the end of a cul-de-sac, just steps from a high school.<\/li>\n\n\n\n<li>The minimum tree conservation ratio is set at 80%.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:100px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h1 class=\"wp-block-heading\">Permit Application Process<\/h1>\n\n\n\n<p>New construction projects require careful planning to ensure they meet your objectives while complying with applicable regulations. The <strong><strong>Infrastructure and Urban Planning Department<\/strong><\/strong> actively works to preserve the quality of the community\u2019s living environment by ensuring that each project adheres to municipal regulations regarding zoning, construction, subdivision, as well as permits and certificates.<\/p>\n\n\n\n<p>Our dynamic team oversees a variety of residential projects and is available to answer any questions regarding the regulations applicable to your project (zoning, PIIA, Architectural Guide, building permits). We encourage you to contact the Department before starting your project for assistance by calling <a href=\"http:\/\/514-457-6020\">514-457-6020<\/a> or by email at <a href=\"mailto:info@senneville.ca\">info@senneville.ca<\/a>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Here are some steps to consider before starting your construction project<\/h3>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>Step 1<\/strong>: Contact the persone in charge of the Infrastructure and Urban Planning Department. They will answer any questions you may have and provide information on the planning process.<\/td><\/tr><tr><td><strong>Step 2<\/strong>: Complete the mandatory documents for building permit application in collaboration with any relevant private professionals.<\/td><\/tr><tr><td><strong>Step 3<\/strong>: Submit your building permit application (along with all the complete and compliant plans and documents).<\/td><\/tr><tr><td><strong>Step 4: <\/strong> Meet with the persone in charge of the Infrastructure and Urban Planning Department to check that your application is complete and make any adjustments to the plans if required. Several meetings and written communications may be required at this step.<\/td><\/tr><tr><td><strong>Step 5<\/strong>: Ruling of the Planning Advisory Committee (CCU) on the compliance of the project with the SPAIP by-law (assessment based on applicable objectives and criteria).<\/td><\/tr><tr><td><strong>Step 6<\/strong>: Approval of the project by Municipal Council based on the recommendation of the Planning Advisory Committee (CCU) and SPAIP by-law compliance.<\/td><\/tr><tr><td><strong>Step 7<\/strong>: Issuance of the building permit by the Municipal Inspector following approval of the project by Municipal Council and receipt of compliant construction plans.<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\">Timeframe<\/h3>\n\n\n\n<p>A minimum period of 6 to 8 weeks is required for the issuance of the building permit after the submission of your complete and compliant application (Step 3).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Responsible Applicants<\/h3>\n\n\n\n<p>Regulations are designed to protect public interests. Urban planning by-laws are a means of regulating activities, construction and uses on the territory to ensure a better development framework, increased safety, and a better quality of life for all citizens.<\/p>\n\n\n\n<p>The Town\u2019s role is to assist applicants for construction or renovation permits. Citizens must act carefully and responsibly when making decisions related to their construction project.<\/p>\n\n\n\n<p>Applicants have an obligation to be properly informed and to call upon private professional resources if necessary, both in the planning of projects and in the execution of the work. The quality of construction is the responsibility of the applicants, who must ensure that promoters, builders, contractors, and professionals carry out their work in accordance with the rules of the trade and fully assume their civil responsibilities.<\/p>\n\n\n\n<p>Compliance with the Quebec Construction Code and the National Fire Code is the responsibility of the applicants, professionals, and contractors. Municipal officials may refer to them when analyzing permit applications or during inspections.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Role and Objectives of the <strong><strong>Infrastructure and Urban Planning Department<\/strong><\/strong><\/h3>\n\n\n\n<p>The Infrastructure and Urban Planning Department supports you throughout the process of obtaining the required authorizations. However, it is your responsibility to submit a complete and compliant permit application and to demonstrate that the project meets the required architectural standards.
