Property assessments<\/h1>\n\n\n\n\n

The new assessment roll was deposited on September 10, 2025, for the fiscal years 2026-2027-2028. The assessment roll is the inventory of all the properties on the territory, indicating their quantity, their characteristics and their actual value or fair market value (most probable sale price in a free and open market). The value of each property is entered on the assessment roll. The Direction de l’\u00e9valuation fonci\u00e8re<\/em> of the City of Montreal prepares the valuation rolls for all municipalities on the Island of Montreal.<\/p>\n\n\n\n\n

The year 2026 is the first year of a new triennial (2026, 2027, 2028) property assessment roll. The new value of your property reflects its market value as of September 10, 2025 based on comparative sales in your neighborhood and it will be applied to your 2026, 2027 and 2028 tax bills. <\/p>\n\n\n\n

Assessment roll review for 2026-2027-2028<\/h2>\n\n\n\n
\n

All requests to review the registration of a property on the assessment roll must be submitted before April 30, 2026<\/strong>. You must use the official form, available at City Hall or at the regional offices of the City of Montreal\u2019s Property Assessment Department. The request must also be accompanied by the payment required under the City of Montreal\u2019s by-law. Otherwise, it will be considered as not submitted.<\/p>\n\n\n\n
